About Sixth Moorings

Sixth Moorings Condominium Association was established on January 18, 1967 in unincorporated Miami-Dade County. Our three-story building holds 72 residences, 24 on each floor, set directly on the lake with one, two, and three bedroom layouts. As a 55+ community, we offer residents a quiet and secure setting with a pool and recreation area, reserved parking, and on-site laundry, all just minutes from Aventura Mall and principal highways. Community Information

Key policies and everyday details for residents of Sixth Moorings Condominium

Residency & Occupancy

Sixth Moorings is a 55+ community. At least 80% of units must at all times have at least one owner-resident aged 55 or older, and all units are for residential use only.

Occupancy limits:

  • • One bedroom: 2 residents
  • • Two bedroom: 3 residents

Visitors may not stay longer than 30 days and may not stay without the owner present. Please advise the Board in writing of the dates of any visit. Quiet hours begin at 11:00 PM.

Residence Types

A three-story building of 72 residences, with 24 units on each floor and lake or courtyard outlooks throughout.

  • • 1 bed / 1 bath, approx. 800 sq ft
  • • 2 bed / 2 bath, approx. 1,200 sq ft with balcony and walk-in closets
  • • 3 bed / 2 bath, approx. 1,500 sq ft with large living area and storage unit

Pet Policy

No pets may reside in the condominium.

Full residency restrictions are set out in the Condo Rules available in the Documents section below.

Parking

Each unit has one reserved space. Display the current red parking sticker in the driver's side rear window.

Guests use the designated GUEST spaces on the south side of the building and must show the unit number they are visiting on the dashboard.

Please note:

  • • Head-in parking only, no backing in
  • • No commercial trucks, oversized vans, boats, RVs, or motorcycles
  • • No parking in front of the main lobby at any time
  • • Vehicles in another owner's reserved space may be towed at their expense

Maintenance & Fees

Maintenance is payable in advance on the first day of each month. A $25.00 late fee is incurred after 6:00 PM on the 10th.

Trash & recycling:

  • • Use tied plastic bags no larger than 3 gallons
  • • No cartons through the chute. Flatten boxes and leave them in the room
  • • Wash recyclables and place newspaper in the correct bin

Owners are responsible for carting away old furniture, appliances, carpets, and large cartons. Catwalks must stay clear of mats and furniture.

Selling Your Unit

Before a sale can close, the following steps are required:

  • • Notify the Board at least 30 days before title closing
  • • Provide a copy of the contract of sale
  • • The purchaser must appear in person before the Board for screening
  • • Pay the $100.00 screening fee
  • • Provide a set of keys and a copy of the deed to the Board

No closing may take place unless the maintenance account is paid in full and current.

The application required for the purchase of a unit at Sixth Moorings. Submit the completed form to the Board at least 30 days before title closing.
